I would never skimp out on a lawyer they are they people who will save your bacon when it hits the fan. 

I was at the town hall for the town meeting on regulations of Bed and Breakfast's in the town and our regulations are ridiculous.

Couldn't you rent out the property or turn it into a bed and breakfast?
