The problem is this, any time you knowingly get somebody to agree to something based on false pretense, you could be accused of fraud.  

What if you get accused of discrimination or deny someone with a legit ESA?

When a real problem comes along like an accusation of discrimination or a tenant that doesn’t pay and won’t leave while you’re paying the utilities and they’re damaging the property it’s going to cost you more than the PM.Ps. 

Tenants filed an "answer" well more like a bunch of false complaints including abuse since we raised the rent $250 (and still below market and with no rent control in Florida) but they claimed it was raised $300) along with accusations of poor living conditions to deflect from the REAL issue that they refuse to pay rent. 

If I decide I have had enough of people accusing me of scurrilous behavior, I can pay off my employees and close the doors without any lifestyle change.

By asking the question it seems like a disabled applicant could accuse me of discrimination if I reject him or her for another equally qualified tenant.What do you think?

While I’m taken back by your accusations of me being a thief or scammer, I have pretty thick skin and will certainly take note of some of your valid points.

This also avoids the discriminatory accusations.  

That doesn't mean that a disgruntled person won't accuse you of practicing real estate without a license, but the risk is up to you.
