It has only one contingency in it (subject to making a profit before settlement), I also us a Skinny Hybrid offer that has been a great closer for me (it makes the seller a limited partner related to profits).I'd say keep it simple, know your comps, understand you percentage margin for profit, make offers and do it often.

The house will rent with no problem.The seller will do a delayed settlement for 5 years subject to the existing mortgage.The seller will be relieved of the mortgage payment and the buyer (delayed settlement buyer with equity interest) will benefit from cash flow a reduction of the mortgage.So these deals are out there if you are looking and understand how to write the offer..

The plus of getting a court settlement, if they chose to not pay and you do not garnish, is that at some time in the future if they ever want to purchase anything on payments they will be calling you to pay up and clear their credit.Bottom line you need to be rid of these tenants.
