His credit has to be good enough (plus debt to income) to be sure he can also refinance out of the loan (out of hard money and into conventional loan) in case he does not sell the property in 6-9 months.

It's not a home run, but for my first deal it seems good enough. 

If you have a good enough deal you can find tons of wholesalers that are willing to find you a buyer. 

I would say this looks  like a good candidate for doing a wrap if you are good enough terms.

You can get a list of cash purchases in your area  from a realtor or by buying the list from infosource.com and send a mailer to the owners.All that said, it doesn't sound like a slam dunk deal, but might be good enough for some investors.

I am good, but not good enough to overcome certain risks, and thus - I advise money from out of the area to go to better markets.

If you find a good enough deal, I'm sure you can implement the BRRR strategy and pay back the private lender.

Each property will be different, but if the deal is good enough capital gains is just another expenditure that must be considered.
