Sometimes assets (properties, diamonds, oil wells) must be sold to pay said debts.

By the time you pay attorneys and find them, you will just be trying to get a diamond from a stone.

Instead of competing with the cash buyers, I'd suggest looking at those properties that are sitting and see if there might be a diamond in the rough.  

I'd dig for diamonds in my own back yard before roaming the world.

@Meon Diamond have you looked into house-hacking a small multi family to start out?

I don't plan on ignoring the potential diamonds in the rough (everyone had to start somewhere), but I am going to be damn sure not to ignore my VIPs.Don't exclude people because they're not VIPs. 

Two local investor groups I’ve attended and recommend are Black Diamond REI in southern Mass and RI Real Estate Investors Group in Rhode Island.

I do not want lazy employees looking to make a living and do the least work possible for a job.I am looking for those that want to put in the hard work and excel to have the chance at making a possible extraordinary life for themselves.It's just human nature lots of times if someone made 50k salary and had a chance for a 15k bonus if it was hard to make the 15k many would say forget it I have enough to live on the 50k.It's hard to find the potential diamond employees or workers among the duds. 

Maybe you could find a diamond through the rough.
