Often the "delivery charge" - that cost for the trucks coming to your door with your electricity :) is not often included but shows significant increases.

You can also choose to send it "Certified" to track it's delivery, but don't ask for "Restricted Delivery" which requires signature by the recipient, because you would likely not get the signature and the letter wouldn't get opened.Make three attempts to contact the tenant.

As you're already aware from speaking to the attorney, in California you are required to send tenants an itemizedstatement that lists the amounts of (and reason for) any deductions from their security deposit by mail (or personal delivery) within 21 days of them moving out.

USPS tried multiple times to deliver the notice, however she never went to the post office to pick it up after the failed delivery attempts.

You can work around it or " You can start next week "  I go over to the job with a sub to see whats left , nothing has been moved .I had to explain to him "No that doesnt work .that things are scheduled , basement was to be empty of belongings per contract   dumpster , materials delivery , plumber and electrician are set up .
