I have bought 2 lots myself and with a real estate agent (partner).Now I would like advice on looking for other partners:  My thought would be this type of structure:I have put the entire thing together turnkey (Land, Builder, Construction, Furnishing and Decorations, Property Manager, everything)My thought would be the investor would make the down payment:We would initially split all equity and expenses 60/40.

For simplicity and to avoid accidental lockout, I paired this with a decorative matching handle that has no lock, so only the deadbolt can lock/unlock the door.You could also go with something like the Schlage FE599.

I've been going back and forth on if it's worth the 2.65/sqft for the most durable commercial grade from floor and decor, AquaGuard, or stay on the cheaper end at 1.65ish, Nucore 4mm, but a noticeable difference in quality.
