Even the projects that do not have 100% hurricane coverage are dealing with significant increases in their insurance coverage. 

I do fix and flips and take the money to invest as a General Partner on a syndication team.

I do find it bit hard to wrap my brain around the numbers, but overall a really great product.

If they had moved out without paying, what would you be doing?

You could even tell the tenant you would have an attorney do the paperwork that says to such.

Do you have any data on recent rent increases in your town?

Property needed some TLC as it had some termite damage and active infestation at time of move in, got quotes from contractors to replace some studs but all quotes came in too high so ended up doing most of the work on the home myself which meant the home sat vacant until January 2025 at which point i placed on rental sites but still waiting for vacancy to be filled.

i want to do buy and flip and buy and hold as well.
