Investing in a Small Town

Hello,

I live in and invest in a smaller town (approx 15k people) and I am trying to decide if I am thinking correctly of the future appreciation or if I am overlooking things because i want to believe my town is the next big thing.... a few years ago the hospital got a major addition and tripled in size. Now we have a 200 million dollar race track with hotels and restaurants being built and will have NASCAR in 5 years or less. Lots of restaurants and improvements to businesses in the downtown area and it seems that the city is trending in the right direction for longer term appreciation. My question is, is it worth investing in a smaller town if there are signs of these major improvements or is it better to pursue investments in more established cities?
