Be in your future mind and realize how important it is to identify the range of specialist that you will need for the life of those assets.  

Can we add an electric range or is that illegal (which is what I hear)?

Recently I saw some decent sized laundromats that were priced in the $600-$850,000 range.

If you're looking in that 65%-70% LTV or even lower range, then you're able to make some things happen.

They frequently use unreasonable scope of work to get a projected range for max return otherwise it's usually not a deal.

Some specific examples include careless installation of vinyl flooring in our kitchen, resulting in irreparable damage; leaving an exposed nail in remodeled kitchen cabinetry that scratched our new range; installation of bathroom sinks with improper plumbing connections; and multiple instances of failure to remove cigarette butts, food trash, and construction waste from our property.
