I would still be cash flow + but I'm just unsure if I have had unfortunate luck and if lowering $75 -$100 would really make a difference.Any advice or thoughts would be appreciated!

Well, that they can find a broker will let them which unfortunately if one look's around they will easily find a "home" that will let them do whatever. 

I find it hard to believe they forgot but unfortunately I paid a $10K due diligence fee in North Carolina so will need to see what legal recourse I have.

This holds true for realtors, especially contractors (I want one who talks about how he is going to do the job not tell me about how awesome he is when he built this and that and this and that, they talk to much they are snake oil salespeople) Unfortunately I have autism which makes it hard to know who to trust, but I did learn that if someone's the best they don't need to try proving it to you all the time.

Unfortunately, I am not local to your area so I would not know of any contractors of cost, but your local meet ups, mentors, or investors could point you in the right way.

Yeah unfortunately I think I got caught In the newbie trap of cash flow over everything.
