It's really up to your preference, but if you do this then you are going to be getting door knocks at 3am in the morning to fix toilet clogs.

Deciding if I should move forward, as the other numbers and scope of work pan out, but I have never purchased in a flood zone.

Right now I am focusing on a Tampa suburb that may pan out, I just need to do more research and watch out for bad areas. 

Do I need a meter for the toilet and the sink if one unit is attached to the home?

Also, my plumber had issues purchasing shower liner for the shower pan!

I haven’t had the experience (I’ve had 1 backup I covered out of pocket, one failure I also covered and two toilet supply line floods (make sure you’re stainless supply lines are braided and don’t look like snake scales or knights armor.)BUT, I have found more and more insurance companies trying to charge more and more for each thing they are covering.

@Lilith M HaasI would have your plumber camera the line too and see if there is anything that can cause issues, it only cost me $200 bucks to check my lines to make sure there were no issues, we had serious issues with ours and replaced the lines and added clean outs, had them recheck after a year for piece of mind and was all good, no issues for 2 years now but we have in our lease no lady products or wet wipes down the toilet, and if there was a clog and these items were found that the tenants would be responsible for the bill.

Then once the leases are up, start renovating the units... include low flow toilets etc...4. replace the guts, plumbing HVAC, electrical etc...Is this right, does anyone have a blueprint or checklist??? 

North Conway or someplace with at least three good seasons might pan out better.
