For the next round of tenant applicants, I would carefully explain that there was recently a roach issue at the property and that roaches are common in the area, so they are not surprised when they do see one or want to immediately move out over it.

As far as make or break, if you run your rental well in my area I think most folks do pretty good, because we have just about year round demand in this area, but to do REALLY well, you need the extra stuff I mentioned.

It's a sure path to failure. if you're goal is cash flow and you live in a high cost market which is any where in the Bay Area, you really don't have a choice but to go out of state, otherwise you're just trying to pound a square peg in to a round hole.
