From my phone conversations, his videos, and emails I feel very comfortable with David, I also like his approach to the rehab or fix up of properties That is, he doesn't just rip and replace , he evaluates what is good and works with it to suit the market he is working in.

I've had broken windows, paint, and plumbing items flagged for repair but never stairs; although I have seen some really poorly constructed staircases and it's not terribly surprising to me that something like that could get flagged.Ultimately It's negotiable with the seller, although you should come to terms with the fact that you're an FHA buyer, and the seller would not have this issue with a conventional buyer; it entirely depends on your circumstances whether this is actually something the seller should pay for or not.

However in the past I've done the majority of the physical labor on the jobs, and have grown weary of this part of the process, I've tried hiring contractors but pricing seems so high it's hard to make deals work, so my question is where do you find people to hire full time for general work like drywall, flooring, painting, etc.....

Will then buy a home from a wholesaler who rips a 50k fee out of a 120k house. and think they got a great deal or will say I dont care what the wholesaler made I just care what i am paying..

I think you probably are getting ripped off - that's a ridiculous cleaning bill, even if the place was filthy and I've had some dirty places left by tenants.

But the last couple of tenants (in 2023), after they moved out I had to change the carpets, paint, there were dirty hands imprints on the walls, it was a disaster!
