Your deed of trust needs to be made by the trustee, or you didn't properly perfect the security interest, I'd bet on any attorney getting that right unless they were really new.Back to the other issue, any lender advertising a loan product and never closes that product can get nailed.

You'll want to explore the rent to own market, but to do this properly and avoid all the problems you hear about (because most people do it wrong) you'll want to put a BUYER in the home, not a renter.

If you as the agent are not doing your job as a professional and do not direct your client the right way with respect to agreements and contracts on both seller and buyer sides, you as the agent are legally responsible and could be sued if you are not providing the proper advice that is required as an agent.
