We will handle projects in other parts of the state when an investor cannot use a local crew that is proximate to the job site.

ARV comps are easier to find on free sites than distressed comps since renovated homes usually go on all 3rd party websites (zillow included).

Secondly, make sure your units are available on traditional rental sites such as Furnished Finder, Airbnb, Zillow, etc. - These are the two channels where these companies will seek out listings for their housing requests.Longer term you should be networking with businesses in the area that are known for having housing needs for their employees.

I researched it as well and found that they were NO cheaper than site built but much faster to have rented out.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

The seller might trust the realtor more than a stranger that walked up at the job site. 

I think the site would be ideal for a 3- to 4-unit, build-to-rent townhouse development project.
