Not being there and knowing the local market, I still think there may be an option to hold that house and deal with the negative CF for a year or two....allowing the natural market equity increase to catch up.

I think that Bakersfield is poised to be a great market moving into the future because we have a lot of new construction happening from the Outlets, to Tejon, to Hard Rock, and that is only a few of the larger things that is happening in the area.

That could be expensive , if you are tying in to natural gas at the street , 5 grand and up . more if they have to cross the road .
