In addition I can get higher returns when my properties are leveraged up with a mortgage on good terms and I have investors in my deals.As I mentioned in my previous post, Dave Ramsey audience are people who made very bad mistakes with money.

Not really sure how the presentation you saw was "spinning" this as a benefit...I mean, I guess it is a benefit if they still sell their home...but make no mistake, this is real money that your seller is giving up in order to pay for a feature on the buyer side. 

I am not that concerned right now given I think there will always be mechanisms in place to avoid it (move into one of the units as an owner, move a family member in, do another renovation, etc) but want to make sure I am not making a big mistake here.Thanks all!

We dealt with similar situation, our mistake was that we were too lenient and it became a problem.

It's also possible someone made a mistake and forgot to deal with the City taxes.
