Have a question that has been drilling my brain all weekend, it will be great to hear advice on what the best course is from experienced and knowledgeable people.

An investor needs to utilize their knowledge, expertise, and experience to be BETTER at assessing value than the 50 other investors chasing the deal.   

I can share knowledge and help people around me, which is very fulfilling.I know that real estate is a big word because it's a whole industry.

I have a background in project management and marketing, which I hope will help me navigate this space as I grow my knowledge. 

However both will require a lot of speciallized knowledge. 

Naturally they are talking with tax professionals, however most of them are not very knowledgeable about SDIRA's- hence this post to you all!

Work with a knowledgeable independent agent/broker 

My initial infant level of knowledge would tell me it's a combination of being poorly managed (I calculated they're spending nearly 65% on expenses to only have $305K NOI on 95% occupancy at $875/m, if that's even the average rent/unit currently occupied). 

If things go well I’ll have some folks to expand with and maybe some knowledge, and most importantly, courage to try other investing options.
