As far as Columbus goes, it's more of an appreciation play, I'm seeing COC anywhere from 6-10% in Columbus.

As far as the PM side I am not confident in the value of that right now.

We are a prime lender as far as credit worthiness, and there is plenty of equity.

@Alf Holst as far as offering a discount to certain professions, I can see that being called into question as discriminatory.

Atlanta zoning really only regulates boarding houses and rooming houses, as far as I know.  

Your probably not going to surmount the city the "left hand not knowing what the right hand" is doing as far as the grandfathering, trespassing, etc. 

There is SO MUCH advise that is thrown at us when we first get into real estate investing, it's hard to filter through it. 

After she helped and experienced it she realized how much more goes into it as far as time and especially $$$$$$ .   

Our volume doesn't justify the annual cost of QuickBooks online or yearly subscription of QuickBooks Desktop PRO, which is why I am looking for ways to get a standalone version so I can make a 1 time purchase, then after that will still be able to use it without having to pay yearly subscription (whole point is so I can use it for our business and train my son who is a first year accounting major to use it). 

My question is, it recommends that tenants maintain certain area on the property there responsibility to keep clean is so any recommendations?
