One focuses on the $1m to 1.5m range and another only works with homes in the $2m+ range.You should share some pictures of the homes you have built.

We tend to buy stuff in the 200-275k ARV range but pick them up needing rehab under market value.

With your equity position and based on credit you may be able to get into the mid 6% or so range now. 

I have got 4x personal loans ranging from 40-85K before, but it is all dependent on income.

I've found those in Central and South America are solid in the $10-$12/hr range.
