If you got the first house for a song and a dance it would probably be better financially just because you're getting a better price on the skeleton than you would in a fresh build.

Put this into perspective, back in Dec23 when rates dipped mortgage apps skyrocketed. 2 of my 3 lenders said they had more apps in Dec23 than Apr23-Nov23 combined.

Where you are building your wealth is the appreciation and don't forget rents tend to go up over time so as time goes on the unit gets more profitable from a cash flow perspective.
