Yes, we've used land trusts extensively for over a decade here in Georgia.

At the end of 5 years either I negotiate an extension or refi for 30, fix and flip.Hopefully, I can win over the first seller mentioned but as for my last landlord that might be a hard bargain.

The substitution/extension aspect of the group lease takes most of the burden of finding replacement tenants off the PM and let’s the household members find their own new housemates. 

How extensive of a rehab are you doing?

@Zach Jacob, I'm not an expert on the subject, but have talked extensively with others about this very thing.

She moved out in March and we have had to do extensive work to get it ready to sell.

If they are not gone in 2 days, then your seller may be in default and you would follow whatever recourse you have in the contract or you'd have to agree to some extension if the seller has time before foreclosure. 

I've also seen people literally run an extension cord from their house with no power, through a window, and to a neighbor's house that did have power. 

Actual service animals require extensive & specialized training to provide a very specific service to their owner.
