That being said Point Breeze has been ‘coming up’ for the last 10+ years so I wouldnt put a huge emphasis that rents will dramatically go up in the next 3 years (if I were to go out on a limb).

Hi everybody,I have been involved in real estate investments for the past year, following a demand from my investors, I began to be interested in the California market with an emphasis on the Bay Area and the East Bay.I came across a property with a foundation problem (from my experience in other markets, as long as it is elaborated in the budget and done by a professional there is no problem with it later) my agent was really against the property because of the foundation problem and said that it would be a problem for me to sell the property after the renovation (again in planning to fix it) Is a property with foundations in this area a deal breaker?

yes. but - if you've listened to any of the recent BP podcasts or webinars - it's difficult to cash flow right now, and David Greene and others have started to put a lot more emphasis on building equity and investing long term.

If I were to go back to my active duty time, I would focus hard on buy and hold with an emphasis on increasing equity quickly and buying in the right areas to see the most significant appreciation.
