At this time I really do not have time for buying and renting out properties, I would basically need someone to handhold me completely through the process, and I tend to be overly cautious of scams.

Their attorney is also likely someone taking an x amount from their scams.

I would feel like it’s a scam. 

There is a Facebook group devoted to AZ STR owners.

We do that all of the time b/c it helps military members find vetted rentals (not scams!).

I am considering striking out on my own and devoting myself full time to real estate. 

If someone is asking for significant money to "mentor" you, it's probably a scam.
