(I know, not real smart) My question is do I refinance to consolidate everything ($145,000) to get all my money from the down payment and credit card (which is almost paid off)?

So my question is should I save my money for the next year and a half or should I consolidate my debt and then save for my first property and how much should I save?

But there can be strategic reasons for consolidating debt like this and leaving yourself a free and clear property.

During our debit consolidation, we took out about $80K AND paid off the HELCO which we had used to construct the ADU. 

The industry is going to consolidate soon and these bad actors will be flushed out. 

They don't have a great way of consolidating, tracking, managing them.

I know it seems tempting to look elsewhere because of the relatively lower prices, but remember to think long-term - think about the market knowledge, scale, network, and power of having your portfolio consolidated in one place.

And you can meet the timelines for each sale it is perfectly fine to sell the two and combine them into one replacement.It's called a consolidation exchange and is a fundamental 1031 process.  

By all means, do it again...I did 2 1031s involving 7 properties in '20 and '21 to consolidate, move up and simplify.
