In the current climate, it is not easy to get commercial leases done and if that tenant goes dark or decides to leave you could be looking at holding the space for about 6-9 months to find a new tenant.

I heard that it's doing pretty well right now with Covid as it'd have drier climate than the rest of wet BC and it's a small city but I'm not sure what will be left in the tank post Covid.I love Canada and I don't like to be negative about anything Canadian unnecessarily.
