Unless you're dedicated to fundamental investment (and have the time to research/learn accordingly) you're (sort of) teaching gambling.

As far as relocating, after you've chosen the area that best suits you I'd see if friends and family may have someone that needs a roommate so you can find the best spot for yourself before you sign a lease or rent an apartment...Ask Amtrak if they had relocation experts that are in those cities that help with finding housing.Good luck on your career venture and start looking for areas that if your planning on investing in, besides working in has the most potential for you. 

The condo itself was cheap compared to same-sized units in other places without board-ups, so I was willing to take a gamble if it wasn't for the potential insurance problem.

Seems like such a gamble to me but I really love the place.

@Fred JohnsonI know you did not ask me, but MFRs in Memphis have to be chosen very specifically.

Owner-occupied ratio no longer met, HOA being sued etc.So in essence it's a gamble anyway when hoping for a future sale process being smooth when talking about Condos.

You'll want to talk to investors on both sides: those who have their license and those who have chosen not to get one.Remember, however, that neither agents NOR brokers are educated by those classes on any important aspects of being an investor.

After you have chosen your niche you might need their advice on the best way to go.
