Since you’re already networking and have some good realtor contacts, focus on narrowing down your investment strategy (like buy-and-hold or house hacking) and target markets with solid cash flow potential.

For people who do not mind paying $100 or more a night when they see what fits their buy box, their time is more valuable than searching on airbnb for multiple hours to save $15.

One of my CFO clients just did this last year and got cashed out over $1M, which he's using to buy more properties.

They put on a good show, but don't buy in.

If you can solve their problem, you can usually buy the house.When you are a new wholesaler, the best thing you can do is to get some reps calling and looking for another wholesaler in the area, before you put your own money down on it.

My Wife and I are going to pull the trigger in 2025 and are looking in the Central PA area to buy our first STR.

Knowing my situation, if my wife and I were doing something like this, I'd be OK with buying something sooner and cheaper, but my wife would prefer to wait a little longer to save more to buy something nicer.
