In terms of prepayment penalties I have heard some commercial brokerages will do a penalty like 5% 1st year, 4% 2nd year, 3% the 3rd year, 2% the 4th year and 1% the 5th year. 

If this is an industry you are passionate about I would strongly suggest finding and becoming part of the right 'seasoned' team at a local well establishes brokerage.

I do have a an acquaintance  who has a brokerage in the city if you are interested in meeting with him.

That would be like judging a Real Estate Agent based on the brokerage he is affiliated with.It sounds like you found an LO who is responsive and an expert in his market so I wouldn't hesitate.
