Do I have one overall price at the top of the lease and have the individual price in the body of the lease agreement for them to choose from?

If you are so tight that you lose sleep over $85 a month, then please, take the brain damage of having to deal with the tenants you have not met face-to-face to know if they smell like weed (or worse), off of my plate and I will be happy to work with a landlord who wants to run this as a business. 

I wouldn't think so either, but to even put something like this out there smells like an agenda driven effort.

I want to retire on my terms unlike many older riders I see still forced to ride even though there bodies are not cut out for it any longer .And I'm tired of seeing my young daughters cry every time dady has to leave home for sometimes months at a time.  

If you list and then go up in price, every agent and buyer will smell that something is off and will end up offering lower than the original list price.

So make sure to have good wattage bulbs but ones that have the "warm" tint, not the cold/office kind.Many folks like there to be some kind of good smell in the house.
