Granted I had a weak flashlight and did not poke with anything but my fingers...

I could push my finger through a 15'x6' timber to the exterior sheathing, the house was being held together by the sheetrock, literally.

Also, I believe that a company that owns/operates the construction/rehab themselves (not just oversees) would be more likely to back the work rather than point fingers at other entities.

In the next month or so I will (fingers crossed) close on a house in a B neighborhood surrounded by A and B neighborhoods.

We have a cushion of 5 more business days in our contract with the seller but that could slip through our fingers quickly.

Wife and I are just crossing our fingers for owners to offer to good neighbors ha!

I'm in the process of acquiring a two family brownstone that is both beautiful but very tired--fingers crossed.

Honestly, this site and the podcasts are excellent ways to get a variety of opinions on a given topic to help you narrow your focus and start designing your business model.I am still on the hunt for my first flip <fingers crossed I am looking at a property tomorrow> but NOVA is challenge as I learned our foreclosure rates are really low.
