Modular is taxed, appreciates and sells the same as a traditional or stick built.Mobile is pre 1976 single or double wide. manufactured is 1976 to present.Hope this helps.

If you change their $1200 to $1500-1600 I think that might be a doable move but if you went close to the $2000 it would mean that they might move out as the disparity is too large.

My concern is that this might be at a very top level.LLC’s are a different story, where residency is important.Since you reside in CA, you will be taxed in CA on world wide income.

My team and I are working on a mid 70s 150 unit apartment rehab and our hallways smell like must and old smoke due to limited/low airflow in the 4 feet wide by 200 feet long enclosed hallways.
