Where to invest? California or other parts of the country?

Hello everyone,

I live in California and houses are expensive here’s. Will you recommend buying a condo or house ( approximately $600,000) in Southern California and rent it for approximately $2500 - $3000? Or should I buy multiple units in different parts of the country? 

What will you do? 

I don’t have cash, I have to mortgage the house in all cases with 20% down.

Please let me know.
