Actually start in the deep end and begin working on the projects (flips, brokering, wholesales, etc.) that you're wanting to do and you'll notice that you'll find your team along the way.

You'll have Craigslist, Biggerpockets, referrals, you can call title companies, and even other wholesalers if you have no luck finding a buyer. 50% of a deal by co-wholesaling or joint venturing is better than 0% of no deal.

There is no secret sauce to getting/finding properties other than what is already told out there in the real estate market - 50% bootstrapping 50% luck - same as finding a great wholesale deal.
