I see this all the time with wholesalers who send me deals and over inflate the ARV 30-50% where it looks really good on paper, but is not based in reality.  

Actually start in the deep end and begin working on the projects (flips, brokering, wholesales, etc.) that you're wanting to do and you'll notice that you'll find your team along the way.

We have found that finding an investor-savvy agent to buy property on market and a solid wholesaler to buy off market properties is the perfect marriage to find deals. 

I'm more so looking for other investors, fix and flippers, and/or wholesalers to network with.

Is it Seller or Wholesaler (Assigner) or Title company.

keep in mind the gurus touting this basically have the same ethics as the wholesaler crowd..

You'll have Craigslist, Biggerpockets, referrals, you can call title companies, and even other wholesalers if you have no luck finding a buyer. 50% of a deal by co-wholesaling or joint venturing is better than 0% of no deal.

Would love to get connected with as many real estate investors/wholesaler around the Akron/Canton area as possible.

There is no secret sauce to getting/finding properties other than what is already told out there in the real estate market - 50% bootstrapping 50% luck - same as finding a great wholesale deal.
