This tenant called and texted complaints up to 15 times a week until I finally got aggressive and shut it down about 6 weeks ago.

I would make my 1st 3 phone calls (yes, calls not texts or emails) to 3 experienced mortgage bankers or brokers (at least), to see what my financing situation would be.  

We seed Roths for our motivated nieces and nephews and plan to establish college and 1st home purchase funds for our future grandkids and grand nieces and nephews.   

They are available via Text/Call whenever I need a quick answer and they are real people who now are doing it full time and just want to pay it forward and help.

He wouldn’t give us an estimate, scope of work, timeline (he told me 3-4 weeks, but denied he said that), and wanted to talk on the phone instead of text or email.

Only way your going to pull that off is with a partner or with private money that YOU line up (not a mortgage broker).I have bought houses with the vendor carrying back all of their equity - so it is possible, but I was working with motivated vendors (key word here), and without an agent getting in the way.

I recommend people enter RE at this time only if it is a passion and they are extremely motivated and hard working.  

I'm a Realtor and investor and I would like to have a system where I can identify motivated sellers, skip search them and then mass text the results.

Do any of you ever check the Do Not Call registry before calling/texting?
