Henry, I found a lot near my house that has 160' street frontage, 730' depth, in an excellent location, close to a lot of apartment complexes old amd mew and many more are still under construction, but it has an area of 2000 sqft wetland right smack in the middle of the lot, leaving a small stretch to connect the two end parts together.

75% to 80% LTV.The higher the LTV the more the interest rate.To stretch cash go for 10 to 15% down and a lender that will allow a 10% seller second.Pay down the second loan first over the next 3 to 5 years with extra payments over principal and interest.Second you want 5 years fixed at least at 25 to 30 year amort.
