They have paid on time every month for 5 months.Ive got to tell you....it really is pretty cool to receive $225 check every month for putting this deal together with no additional work now.In conclusion....it can be done...it does work (if you BUY right)...and will work (if you take action and work)........the question you need to ask yourself....and remind yourself.....isWHY AM I DOING THIS?

You start with $84K into the deal, and then at the conclusion of the refi you have been funded to the point where you have only $8K into the deal - hence you have improved your COC by a factor of about 10.

Also, after reading several posts regarding wood decking (everything from treated pine to ipe), my conclusions are unless you're going to adhere to a strict and consistent maintenance program, any wood will eventually turn into a bland gray board, with cupping, splitting, and splintering as a possible added bonus.
