Rather than speculative talk, I'm curious to hear about actual performance. 

Calculating ROI (CoC, Flow, Appreciation, etc)Would love to know how, and how often people are looking at the numbers to determine when to refinance, sell, or just track performance. 

You want to keep it as you like the cash flow or see the market really performing well for the next 2-3 years. 

If you have performed rehab, my favorite programs offer both no seasoning and 90-day seasoning requirements to use the appraised value as the basis for your loan.

This can all be a non issue with SFR.That said, we do manage quite a few condos and they can certainly perform. 

They have a MAJOR conflict of interest - they don't get paid until they place a tenant, yet they have ZERO liability for the performance of that tenant.If you hire an agent, you better make sure you retain control over screening & approval.

Don't they report on their historical returns and then say that past performance doesn't guarantee future yada yada yada? 

@Darrell Kirby, the typical sales contract in my state would provide for 2 basic possibilities if a buyer didn't perform according to the contract. 1.
