Power could easily be brought in off the highway which isn't far away and a well could be dug for water.

I’m not a fan of busy highways.

There's a large pile of renovations that need to take place (foundation lift, roof repair, windows etc...).I see it as a great opportunity to restore it to a functioning rental property, especially given that there is no outstanding mortgage. 

Near trains and the highway into the city.

Besides the existing buildings themselves, the close proximity to schools, easy highway access etc., as well as a strong rental market in the area seems to provide a great recipe for great cash flowing units. 

There is also plenty of risk with outstanding liens, damages, property conditions etc.

Right now they won't but in California (SB-13) and nine other states laws passed which open the highway for ADU.

Matt, That's outstanding...We've been looking at RV parks as well.

I walk across the highway to the top of there very steep, almost a drop off driveway and am greeted with a handshake and a hug both of them with very much excitement and enthusiasm saying " finally somebody else gets it!
