Where do you get your data for details such as migration patterns, median housing price, average rent, price per square feet, occupancy/vacancy rate, market appreciation, crime rate, etc. etc. etc.

Keep in mind that environmental issues can be the result of adjacent properties having issues that have migrated to your property that are not easily visible.

There is a short-term surplus of STR availability which I feel will be short-lived as new construction is not coming close to meeting demand from those migrating to the area.

A decent amount of population migration has us with a decent influx of people but I do not think we are in a bubble because we grow slow and steady and therefore don’t crash.
