We've even done some wholesale deals on properties that we didn't want to rehab, but knew we could make a few thousand dollars quickly and easily.We evaluate every deal on its own merits -- how long will it take to complete, what is the cash investment, what is the likely return, what is the likely holding time, what are the perceived risks, etc.

Your goal is to spark interest, once you do that an investor will dig deeper into the merits of the deal.One concern that you will have in working woith realtors is that they want to know that you can close the deal and will usually want a preapproval and proof of funds.

It's merits are to be debated by that committee on Thursday morning at 10 am and the IRPOA wants a sponsor to support removing the statement in the bill that expressly permits local governments to penalize landlords for criminal conduct of tenants.

When I analyze my previous deals my cost of money plus all the other fixed costs plus my profit equals in and around 30% so the 70%-rehab rule of thumb does have some merit to it.
