Might not apply to a duplex but the landlord electric bill is always more than you think.

They have monthly online and in person meetings for new investors and landlords.

I don't think most of them know anything about landlord-tenant laws which varies by city in the Bay Area.

I have been a passive remote landlord throughout the time, thanks to my agent and nice tenants over there.We have almost enough cash to pay off the remaining balances of the mortgages but obviously we want to use it in a different way.

But that's just me personally I don't think most landlords offer that reimbursement 

The sign says $200K OBO and somewhere I read the owner and his wife have moved to Ecuador and just done with being long distance landlords.

As far as I can tell this tenant has a handshake agreement at this point with the landlord prior to me.
