We just spend nearly $50K in rehab which included a new breaker box, remodeled both bathrooms, retiled kitchen floor, retiled screened in porch floor, replaced cast iron plumbing with PEX and put in a french drain. 

Probably the concrete.After that, the tiles.Cast iron is pretty hard too.

., no pitbulls, one licensed vehicle on property, no noise, no alterations, no vegetable gardens, BBQ away from house, no pets, etc,.

I had honestly never heard of bp until about 4 days ago when my friend, who ironically happens to be a real estate agent in the Chicago land area told me about the podcast, as he knew I had been trying to learn the INS and outs of buying property to use as rental income.

I have a gas BBQ and a gas cooktop. 

Ironically enough...I am a Parkchester native...Lived there till my early 20's.

There are a couple of amenities I'm missing (namely a firepit and a BBQ), but I just can't afford to make the upgrades and I don't think they pencil out at this point.  

The house had some old cast iron piping and older electrical panels and distribution.

The ironic thing is the lady really doesn't own her house.
