Once you got lease signed, seenif you can get the tenant out sooner than end of their lease, worse case they leave the 31st, your in there that evening turning over and getting home ready for new tenants.

I wouldn't buy for appreciation at this moment in time because who knows when the next correction will come...many think it will be sooner rather than later.....if you are able to buy for cashflow right now in Philly that can definitely be your hedge against the coming correction.Full disclosure...I am NOT an expert....I have 2 units in the SF Bay Area that I have for cashflow and am hoping for appreciation...but if they don't appreciate I still have positive cashflow on one unit and I'm barely below cashflow on the other......In Cleveland I have 6 units and all are strictly for cashflow and they are all between the 2% to 3% rule.

When the current leases are up, you'd want to switch that to make the tenant pay for everything, or raise the rents according and market the property as water/sewer/garbage included (perceived savings).Here's a list of the triplexes that sold nearby within the last year (triplexes are rare, so generally you have to go back further than 6 months):1769 Oxford Way, Stockton, CA 95204 - $290k2008 Buena Vista Ave, Stockton, CA 95204 - $365k1302 Holt St, Stockton, CA 95203 - $255k2158 Monte Diablo Ave, Stockton, CA 95203 - $335k2619 W Acacia St, Stockton, CA 95203 - $225k2879 Pixie Dr, Stockton, CA 95203 - $325kNot all those triplexes are the same, but it just goes to show that this property is likely $25-50k overpriced, which is why it has been on the market for 81 days (anything that's priced rent would've sold much sooner).At $375k your PITI would be $2,010/mo and at $350k it would be $1,876/mo.

It's crazy how quickly you can go from a decent neighborhood with beautiful architecture to crappy apartment buildings which are crumbling into the ground occupied by drug addicts.I'll be looking for a PM company in the L/A area sooner rather than later.
