If you are pondering doing some rehabs yourself or long term holds as you develop in your business then building the relationship with local hard money lenders would probably be more valuable to your business then using a bridge lender that you won't ever do any business with anyway.This business is all about building the network and if you have the opportunity to build a relationship with someone that may be important for your business in the long run, I would do it.

Considered changeable sizes of humans, from giants to nanos and not just in the virtual worlds....But closer to here now, I think of the new building materials and how those might influence prices of RE in general, not just construction...Also pondered on the unprecedented inflow of human creativity today and how it could influence the very game of investing.
