Experienced NJ landlords, how would you handle this?

Both are very experienced in Ohio and have worked with investors on hundreds if not thousands of investment properties in the state.  

They weren't experienced operators.

He's very experienced and has an assistant, and he is now working independently.

Usually those who caution offer cautionary tales because they learned first hand the difficulties in growing a scalable and PROFITABLE portfolio this way.

Has anyone here experienced something similar and have any advice?
