From my experience,  assignment contracts are generally poorly drafted and the underlying sales agreements are customarily drafted even worse which adds an additional layer of complexity to sift through.

No lender will finance 100% of a $4.6M apartment complex.

June year we closed on a 10 unit complex that was 0.9% that is cash flowing nicely.Don't believe the nay-sayers that 1% deals no longer exist.  

Especially, if you have unit or complex numbers, forget it.

Have you gone through an appraisal on a 2-4 unit complex?  

Be careful of firms trying to sell you on $7k plus packages and complex entity structures.

Another challenge is that in downtown they are building so many new units every corner has a new apartment complex on it which is going to drive down the rents for a while.

So unless you have 20-30% for the down payment on a 5 -50 million dollar apartment building/complex, then you are going to need to raise money for that.

It is a more complex calculation when house hacking. 

FB had generally terrible leads....So where are smaller complex's getting good results?
