I've been able to get a healthy combination of both cashflow and appreciation from all my properties after a little TLC.

Buy, refinish the floor, spiff up but don't modernize, then trot on down to the Huntington Collection and furnish with quality, durable antiques.The niche market I'd target is rich parents of out of state child actors coming out for auditions.

One could see directly we were all drawing from our combined experience for a more measured approach to build to rent, which is on its own iterative journey to standardization.

It seems like Huntsville has a nice combination of cashflow and potential appreciation.I'd be interested in hearing from folks more familiar with the area on the general view of the city in 2024, things to look out for, things to avoid, etc.
