Photo 16, the balcony is really too narrow for rocking chairs, someone's going to rock back and break a window. 

There are lenders who will not lend to you (especially as a business or investor) unless you are incorporated to legally separate you from the LLC.

Great little house.I can see why it's rented so much--it's very nice.From the picks, the "Outdoor Grotto" with the sunbrella table looks more Ghetto than Grotto and does not keep with niceness of the rest of the house or the rest of the pics.The table looks like trail dust has been on it forever, ditto the chairs, and the leaves look messy compared to the rest of the excellent house.Maybe clean it up and get a blue new looking sunbrella (???)

The pro's and con's of incorporating will be based on the laws where your property is located and where the LLC is registered.  

Does anyone have an STR Analysis/Proforma spreadsheet that not only has the mortgage for the rental property as part of the expenses structure but also includes a 2nd mortgage (HELOC) which may be used as the cash for downpayment incorporated into the analysis?

@Brechman Dieujuste You can incorporate your LLC anywhere you choose--it does not have to be the same state as your residence or the property.

Ultimately, I would like to flip one or two homes before incorporating the BRRRR method.
